1. ACCEPTANCE- Making any reservation implies acceptance of these general conditions.
2. USER- The person who makes the reservation must be of legal age and is responsible for the veracity of the data entered.
3. PREPAYMENT- The system asks for a payment or guarantee by credit card or bank transfer of 40% of the total amount of the rental within a period of 7 days, which is subject to the acceptance of the payment by the bank. The remaining amount must be paid on the day of arrival, at the time of delivery of the keys, either in cash, certified bank check or credit card.
4. RESERVATION- Your reservation can be made by fax, telephone, email or directly online on our website. The reservation will be completed when the user receives the reservation confirmation by email with their locator number.
5. TOURIST TAX- The amount of the reservation will be increased by a Tourist Tax for the first 7 nights and for an amount of €1.10 per person over 16 years of age, or € 2.48 when it is a stay in Barcelona city.
6. DATA- All the data entered by the user is recorded on a secure server and we guarantee that access to this information is exclusive by the reservation staff and will only be done for the purposes of the reservation itself and to communicate to the client future promotions and offers.
7. OCCUPANTS- The client can only accommodate the maximum number of people defined in the characteristics of the apartment and the contracted rate.
8. CLEANING- The apartment shall be made available to the client duly clean. The client commits to leaving the apartment reasonably clean, without rubbish or leftover food.
9. EQUIPMENT- The client commits to leaving the apartment in the same circumstances as they found it upon entering in terms of furniture and equipment preservation.
10. MODIFICATIONS.- We reserve the right to change the rented apartment for one with similar or better characteristics in the event of force majeure. These changes will cause no additional cost to the customer.
11. GUARANTEE- During the check-in process, the client is obligated to leave a security deposit of the amount that is specified in the reservation. This deposit shall be fully returned after check-out unless damages are found in the apartment, in its furniture or equipment, in situations of extreme filth or rubbish, or breach of these terms. The cost of restoring the original conditions of the apartment upon check-in will be discounted from the deposit.
12. CANCELLATION.- For cancellations more than 60 days in advance, 95% of the money paid will be returned. For cancellations more than 45 days in advance, 50% of the money paid will be returned. For cancellations 45 days or less in advance, no amount will be refunded.
Stays from June 1 to September 30 are non-refundable at any time.

Due to the Covid-19 situation, the standard 60-day policy is inactive, offering other more flexible policies.
Free cancellation up to 5 days before arrival, except in:
- Reservations with an arrival date from July 10 to August 25, 2021. Free cancellation is up to 30 days before arrival.
- Reservations with arrival date from August 25 to September 15, 2021. Free cancellation is up to 14 days before arrival.
- Reservations with arrival date from December 20 to December 31, 2021. Free cancellation is up to 14 days before arrival.
DATA PROTECTION: all requested data is as part of the contract.
ELECTRONIC CONTRACTING: the contract is made exclusively through the emails sent between the parties.
CONTRACT FILE: the parties agree that Icnea Tecnologia SL (Mandri 38, Barcelona) act as a trusted third party and keep the records of the contract in custody.
AUTHORIZATION OF PROMOTIONAL COMMUNICATIONS: the client authorizes that they can send promotional communications by email as long as they can unsubscribe at any time.
